Website design, php/mysql database, CMS, forum

I need someone creative that is good with php/mysql and CMS (content management system). The website will be a type of city guide, providing listings of restaurants, hotels, real estate agents, homes for sale/rent, property for sale, rooms for rent, shops...etc... as well as a forum for people to post messages/advice/news... I want a CMS whereby I can manage all the listings. I also want a page layout that I can copy onto other pages for general content if I decided to add a page later...for example if I decide I want a page to write about the weather conditions, or the traffic. I want a general page layout for all the pages that I can copy easily. I know simple html and use dreamweaver. PAGES: -- homepage (very nice in appearance, I can provide some gifs/jpgs) -- restaurants (results to be displayed grouped by food type - mexican, american, chinese...) I'm not sure if this can be done, for example, the results would be: Mexican food: A B C American food A B C Chinese food A B C -- homes for sale (user to search by neighborhood and then able to sort results by price "low to high" or "high to low" or sort by "number of rooms" - can this be done? If not, user to select in search) -- commercial property for sale -- land for sale (user to search by neighborhood and then sort results by price) -- homes for rent (user to search by neighborhood and sort by price or number of rooms) -- rooms for rent (results sorted by neighborhood) -- real estate agents -- bars -- hotels -- stores I would like the search results/listings to be similar to the display at [login to view URL] where the listings are on the left and when you hover above one the display changes on the right. The right display is where I would provide the details/outgoing link/gifs/ If a home/land/commercial property for sale, I would like a link with a follow-up detail page in which I will provide greater description and pictures. Lastly, I would like a forum (don't know much about his, I've hear that joomla and SMF are good), and so that locals and visitors and swap ideas, give advice...etc... I will use Cpanel to host the site. I will pay upon unlimited revisions to my satisfaction, and transfer of the site onto my host, and instructions as to use of the database management (CMS). As ideas, I like the display at [login to view URL] and [login to view URL] and am not fussy about the forum, just to look nice and be able to delete messages/users and blend well with the colors and look of the website.
