Build new HTML 5 / CSS website for business

I am a small engineering business, interested in having a website built from scratch. I am familiar enough with coding that html/css is my preferred design, so please no java, flash, wordpress, joomla, or otherwise. It will be easy enough for me to maintain in the future with this structure. The code must validate to html 5.1 or 5.2
The site will have a 'homepage', 'services' page, 'about us/contact' page. No online ordering or databases. I understand that I will be providing a good deal of the written content, but unfortunately am not highly creative with regards to the pictures that I may want to incorporate (if any). Maybe some background pictures? Monochromatic color schemes are preferred. A website developer that has a creative mind to assist with the look will be necessary. I am NOT looking for flashy, scrolling images, mind you. If the design is largely static I am completely ok with that. It needs to be professional looking and not 'groovy'
Finally, please understand that I have a business to run, so will do my best to reply promptly to your questions, but this project may take a while. I am open to milestone payments to make for a reasonable project for the designer. Just want to let you know this project will not be completed in one week.
