Modifications on a AS3 Flash website application

We have a flash website application, a home modelling program, which is %85 completed.
The programmer had to leave the project because of a military service, so we need a AS3 programmer to finish the software, fix known problems and add aditional features when needed (as different projects)

We have now 3 issue which need to be solved quickly;
1. We have a memory leak issue, you can see it easily when you use the program 15-20 mins, the memory jumps to 1-1.5GB and the system crashes.
2. When you change pages, sometimes you see several toolmenus on the page which doesnt exists really. We believe that this is the memory leak problem. When we can correctyl free items, we will not see these unexisting toolmenus anymore.
3. NOw, only one door can be attached to inner walls. We want to change this property to array, so we can add several doors.
The software is enough complexed and this is me, who had to continue on it for several months, and i cant continue anymore. It means that i will help you to explain whats happening where...
After doing these 3 items, we will open different projects to add some other features too..
