Inspired by food courts in shopping centers and stand alone buildings, we want to develop an Art Court, offering 5-6 private studios/suites for music, dance, visual/media arts, theater and other Art-based private school businesses. A performance hall will be shared among the schools, and offered for weddings, events, parties to generate ancillary income. Also, we want to have a coffee shop in the common or entrance area for business patrons and open public. This would be positioned to one side of the building with drive-thru access.
We need a basic "concept layout" and "concept of the exterior" for pre-production and planning. I've attached reference photos for the plot, exterior we like per style, and also a reference for the layout per depth of design.
Must haves:
* Two level 20000 square feet building (10k up and 10k down).
* Common area with coffee shop on side. Drive thru to the street.
* 2 studios down with 2000 square feet each, 3 up with 1500 square feet each
* Performance Auditorium located in the back half of the building
* Patrons must enter from front and walk past the coffee shop and studios to get to the
Auditorium.
* Opposite side of Coffee shop offers outdoor seating to Greenbelt.
* Circular covered Drive Entry for pick-up and drop-off
