Create 3D renders and 2D floor plans for a new apartment building

Hi there! I'm looking for someone to alter and produce some 3D models as well as generate photo-realistic 3D rendered images and 2D colour floor plans to be used in the marketing of a new building development. The specific work required is: 1. Update an existing 3D model based on some updated architectural drawings. The main change is the removal of the 2nd apartment on the roof of the east side of the building. 2. With the external 3D model, generate an updated external photomontage. 3. Generate a 3D model of a 2 bedroom apartment's internal area based on current floor plans. 4. Create a 2D coloured floor plan using this internal 3D model. 5. Also with the internal 3D model, generate four photo-realistic 3D rendered images of internal rooms for marketing purposes at the same level of quality as the reference images. The rooms to be rendered are: a. Kitchen b. Bathroom c. Bedroom d. Living Room What I will supply you with: - Current 3D model of building and textures used (.MAX file format). - Current photomontage (sample attached as Photomontage [login to view URL]). - Current apartment architectural floor plans in PDF format (sample attached as [login to view URL]). - Photo image to use as backdrop to external photomontage. - Photo image to use as backdrop to internal view from living room balcony window. - Colour scheme and internal finishes for the apartment. - Sample floor plan style as reference for final output (attached). - Reference images for quality of rendered output expected (attached as well as [login to view URL] as a web example). What output I expect to receive: Editable files: - Updated exterior model (building structure) in .MAX and .3DS file formats - Interior model (one 2 bedroom apartment) in .MAX and .3DS file formats - Interior floor plan in .PSD format - All internal 3D models used (e.g. beds, chairs, tables etc.) - All textures used (e.g. floors, walls etc.) Production-ready images: - External rendered image photomontage - Internal floorplan image - 4 internal images of above-mentioned rooms (kitchen, bathroom, living room, bedroom) Job requirements: Fully Editable Files The editable files specified above must be delivered in their original, fully editable file formats. 3D files must be supplied in .MAX and .3DS file formats with all 3D models, textures, materials, lights, cameras etc. intact. 2D files must be supplied in .PSD file format with all layers, textures, filters, masks etc. intact. 2D files must be created using a canvas size of at least 4xHD (4096 × 2304 pixels). It must be easy for me to make basic edits to these editable files, e.g. move furniture around, change camera angles, change lighting levels, change floor/wall textures and colours etc. Production-ready Images I will be requiring polished, professional final rendered outputs of a quality at least as good as the supplied reference images, if not better! I will require a very high quality artist with experience in interior design and a good visual style, so make sure your portfolio is up to date, expansive and impressive! I expect high quality in all work delivered. All rendered images should be delivered in .PNG file format for output to a website as well as printing in full colour gloss brochures. Timing and Deadlines You must be able to complete all work by Friday, 20th December 2013. This is a hard deadline and it is not flexible - the work must be completed for me to be able to upload to my website before Christmas.
